Access Statement for Bleng Barn-Gosforth West Cumbria
Bleng Barn is a converted traditional Cumbria Barn, it is situated on a working mixed farm in the secluded Bleng valley within the Lake District National Park, adjacent to the village of Gosforth.
Pre-Arrival
· Web Site and Bookings
We have an extensive web site with a virtual tour showing all rooms, and pictures from the surrounding area. Availability can be seen on our web sites link to the Golakes web site, and bookings and enquiries can be made by phone, email or letter. This access statement can also be found on our web site.
· Transport
The nearest railway station is at the coastal village of Seascale, three miles from Gosforth. A regular bus service runs up and down the coast from Millom to Whitehaven, passing through Gosforth, this connects to national coach services. Also running through the village is the Mountain Goat Bus which picks up on route and travels the lake district mountain passes into Keswick and Windermere. There is a very good taxi service based in the village which will pick you up from either the railway or bus stations. Tourist Information centres are close by at Egremont and Whitehaven, and Gosforth has a very informative notice board of local events.
· Parking
There is extensive parking in the farm yard and right up to the front door if needed.
· Access
There is a 30 meter concrete ramp with variable gradient that leads from the farm yard up the side of the cottage round to the front door. Which enables vehicular access two cars can be parked side by side in front of the front door.
· Outside Amenities
On the top of the ramp out side the front door is a garden table and seating for up to 14 people. There is an Orchard area with both steps and wheelchair access which is always available for visitors and many surrounding fields and footpaths. Indoor storage for bikes is available also stabling and or grazing is for horses and ponies. Farm tours are available FOC on request.
The farm is surrounded by countryside and a wide variety of birdlife most of which including the river can be accessed from the cottage.
A Bird survey has been completed and residents are encouraged to update it.
Entrance to Ground Floor
· Keys
Keys are collected on arrival and it is recommended that guests give some guidance re time of arrival
· Front Door
There is a small door frame threshold 8cm high and the door is 90 cm x 207cm with the hinge on the right and the light switch on the left. This leads straight on to the tough matting of the hall. There is an alternative entrance that consists of double conservatory doors which lead straight into the sitting room; this also has an 8 cm threshold and double doors 130cm x 207cm. With a light switch on the right.
· Hall
The hall is 125cm x 240cm it has special tough matting and leads straight to the stairs. There is a door; 80cm x 200 cm on the left with hinges on right, opening in to the sitting room it is situated 100cms in from the front door. On the wall there are 7 double coat hooks 90cm high, below this is a radiator 80cms x 66cms.The small hall cupboard on the right contains a fire extinguisher and gas meter 130cm high.
Ground Floor

The sitting room area is 440cm x 500cm with oak flooring throughout. Furniture is all moveable with felt pads on all feet.
There is a sideboard 80cm high that contains books, maps, videos and games
Two leather armchairs (1 recliner).
Large Sofa that pulls out to make two single beds or one super king with proper mattresses suitable for people with mobility problems.
TV Combi with DVD and video player
Chest of drawers with jigsaws, games, play station 1 etc.

· Under Stairs Cupboard
Storage for cot, high chair, barbecue, parasol, garden chair cushions, mop, brushes, Hoover etc.
· Kitchen facilities
The kitchen area is 280cm x 350cm with dining table 80cm high that can expand from 150cm to 250cm. There are six chairs, with stools available if more than 6 people.
The work surface is 94cm high and 60cm deep; above and below the work surfaces there are a variety of cupboards and draws, well stocked with kitchen and dining plates and equipment including tea towels.
There are many appliances in the kitchen.

· Wet room & Downstairs Shower
Wet room 255cm x 185cm accessible from the sitting room and designed for disabled access. The door is 80cm x 200cm with hinges on left and a utility room in the corner opposite to the entrance leaving a gap of 100cms for wheel chair access.
The wet room going anti clockwise contains: -
1. A walk or wheel in shower with unit a height of 130cm with curtain surround
2.Sink height 80cms with easy turn mixer taps
3. Mirror faced cupboard above sink with two pin razor socket
4. Toilet with seat 50cms high with space to the left 45cm and to the right 105cm
5. Disabled support rails beside toilet at 70cms
6. Wall mounted heated towel rail
7. None slip ceramic tiled floor
· Utility Room
A small utility room 140cm x 90cms with a door less doorway way, 62cm x 200cm contains:-
1. Washer dryer
2. Table top ironing board
3. Combi boiler for hot water & heating, fixed on wall on the right hand side above washer
4. Electricity meter on wall 165cm above left hand side of washing machine takes pound coins.
· Stairs to First Floor
The stairs which are 75cms wide, consist of two flights of 6 steps with a normal rise of 18cm and a depth 25cm. The intermediate landing is 90cm x 80 cm with the whole stairs covered with a thick Herdwick wool carpet. There is a hand rail 80cm high all the way up the left hand side of the stairs.
At the top of the stairs there is an oak floored landing 190cm x 95cm which gives access to the three bedrooms and the bathroom upstairs.
First Floor
· Upstairs Bathroom and Shower
The bathroom is 250cm x 290cm. This bathroom has a sloping ceiling with a Velux window and is accessed from the top landing by a folding door 60cm x 200cm.It has leather cushioned look alike none slip lino flooring. In the bathroom going anticlockwise there is: -
1. Toilet with seat 40cm high
2. A small sink 46cm x 29cm & 92cm high with mirror and razor socket sited above
3. A full sized bath 57cm x 167cm x 57cm high with mixer shower taps and flexible shower head at 150cm to 190cm from bath, on right hand wall.
4. Storage cupboard 57cm high
5. Radiator 60cm x 60cm with a 120cm long hanging rail above
6. Heated towel rail on left hand wall
· Bed room 1
This Bed room has a sloping ceiling and is 347cm x 355cm with an entrance door 72cm x 200cm opposite the top of the landing and has oak flooring and bedside mats. It contains
1. Radiator under eaves with 120cm long hanging space above
2. Five draw chest of draws 90cm high x 87cm long x 47deep
3. Two movable single beds one with sprung mattress guest bed stored below, so bed options can be, 2 singles, or 1 super king, or 3 singles, or super king, plus single as required.
4. Two bedside tables 36cm x 36cm x 54cm high with bedside lamps.
5. Non Feather duvet covers and pillows provided
6. Sheets, pillow cases and towels are provided
Largest free space of this room is variable but is approximately 340cm x 150cm
· Bed Room 2
This Bed room is the same as bedroom 1
· Bed Room 3
This Bed room has a sloping ceiling with a Velux window and is 340cm x 290cm with an entrance door 70cm x 196cm off the landing opposite bed room 2 and has oak flooring and a bedside mat.
